The Abia State House of Assembly has advanced efforts to reform tenancy practices in the state with the introduction of a bill aimed at establishing a clear and balanced legal framework for the relationship between landlords and tenants.
The proposed legislation has drawn support from several lawmakers, including the member representing Umuahia North State Constituency, Hon. Barr. Anderson Kelechi Akaliro, who has described the initiative as a vital step toward promoting fairness and order in the housing sector.
Recall that he bill, titled “A Bill for a Law to Make Provision for the Relationship Between Landlords and Tenants in Abia State and for Other Matters Incidental Thereto,” was sponsored by the member representing Ohafia North State Constituency, Rt. Hon. Mandela Obasi. It has also received the backing of a number of legislators who are co sponsoring the measure as part of the Assembly’s broader commitment to strengthening governance through responsive and people oriented laws.
Reacting to the development, Hon. Barr. Anderson Akaliro noted that the proposed law reflects the Assembly’s determination to address recurring challenges faced by both landlords and tenants in different parts of the state. According to him, the bill is intended to provide clarity on tenancy arrangements while ensuring that the rights and responsibilities of all parties involved are properly defined and respected.
Akaliro explained that housing disputes have often arisen from the absence of well structured regulations guiding rental agreements and tenancy conditions. He stated that the proposed legislation seeks to close those gaps by introducing provisions that will guide issues such as rental terms, lawful eviction procedures, dispute resolution, and obligations relating to the maintenance and use of rented properties.

“This is a necessary step toward protecting both landlords and tenants,” Akaliro said, adding that effective legal safeguards are essential for promoting harmony within communities and ensuring that housing related disagreements are handled in a lawful and orderly manner.
He further noted that the growth of urban communities across Abia State has increased the demand for rental accommodation, making it even more important for government to establish a legal framework that reflects present realities. Akaliro maintained that the Assembly remains committed to enacting laws that protect citizens while also encouraging responsible investment in housing development.
